ONLINE SHERIFF SALES
Beginning September 2022, the Jefferson County Sheriff’s Office conducts the sale of all real estate subject to foreclosure through the Official Public Sheriff’s Sale Website, operated by Realauction under a contract with the Ohio Department of Administrative Services. The processes and procedures governing these sales are detailed on the Realauction website:

General Information
The following key points apply to online Sheriff Sales:
- All persons wishing to bid on property offered by the Jefferson County Sheriff’s Office must register with Realauction. Registration includes completion of the Purchaser Information Form.
- Properties will be open for bidding for at least seven (7) days prior to the sale date, commonly referred to as a proxy bid period.
- To be considered a qualified bidder, participants must submit a deposit based on the total deposit requirement set by law ($2,000, $5,000, or $10,000) for all properties on which they intend to bid.
- Acceptable deposit methods are bank wire transfer or ACH only. Cash deposits are not accepted.
- Wire deposits must be received by 5:00 p.m. EST, two (2) business days before the auction date.
- ACH deposits must be initiated by 4:00 p.m. EST, five (5) business days before the auction date.
Bidders are encouraged to plan ahead to ensure deposits are received and processed within the required timeframes.
Plaintiff / Judgment Creditors
A Judgment Creditor is defined as a creditor (plaintiff or defendant) awarded judgment in a foreclosure case.
- Judgment Creditors must register for a username and password and complete all required registration fields.
- Pursuant to Ohio Revised Code 2329.211, in judicial sales or executions involving residential property, a Judgment Creditor who is the purchaser is not required to submit a deposit.
- However, Judgment Creditors must submit the following to Realauction Customer Service at least one (1) business day prior to the sale date:
- Their bidding style choice (pre sale managed bid or live bid)
- A copy of the court order identifying them as the Judgment Creditor
- Bidder number
- First and last name associated with the user account

Important Information
Realauction offers webinar training classes on a regular basis. These online training sessions typically last approximately 90 minutes and provide instruction on using the auction software.
